Welcome to the New Government Suburban Office Building

The property at 383 Nepean Highway in Frankston, Victoria, was transformed from the former site of the Frankston International Motel into a state-of-the-art office building developed by Castlerock Property. This $49 million project provided 5,500sqm of office space, designed to accommodate over 450 Victorian Government employees under a long-term lease agreement. The building’s design drew inspiration from the Eastern Great Egret, a bird native to the Mornington Peninsula, reflecting the natural heritage of the area.

At 383 Nepean Highway, Frankston, our team undertook an extensive cladding project for Castlerock, covering multiple key areas, including the building’s exterior, canopy, plant room, and ground floor soffits. This comprehensive approach allowed us to transform the structure’s visual impact across 2,500sqm of varied cladding types and over 1,200lm of vertical fins.

A key feature of this project was the installation of more than 2,000sqm of interlocking Colorbond cladding panels in Surfmist Dover White, fitted to a top hat framing system. Each panel was meticulously aligned to ensure a flawless exterior, with precision fittings contributing to the structure’s cohesive look.

The building’s visual appeal is further enhanced by the installation of 200D x 50W aluminium vertical fins, powdercoated in Dune, Basalt, and Lunar Grey. These fins, mounted on custom fabricated brackets, bring a rhythmic, dynamic dimension to the facade, creating depth and variety across the exterior.

In the plant room, we installed over 250sqm of Spandek cladding sheets in Surfmist, selected for its durability and clean lines. On the ground floor canopies, over 200sqm of 3mm solid aluminium cladding panels were powdercoated in Surfmist, ensuring visual continuity throughout the building’s facade elements. Our team also supplied and installed all cappings and flashings in Colorbond.

Furthermore, our work also included the installation of more than 100sqm of Holyoak weatherproof louvres, which balance functionality with a streamlined aesthetic that complements the building’s design. Additionally, the ground floor soffits feature Monoclad Honey Oak timber-look cladding panels, introducing a warm, natural finish that contrasts beautifully with the aluminium elements, enhancing the overall appeal of the structure.
